Mortgages for dentists and vets in BC

Medical professional mortgage programs are not only for physicians. Many lenders include dentists and veterinarians, especially in the final year of school or the first years after graduating.

Who these programs cover

Eligibility is set lender by lender. RFA's medical professional program lists chiropractors, dentists, optometrists and veterinarians who are in their last year or have recently completed their program, alongside physicians. Scotiabank also runs a projected income program for the dental field.

We quote your number, not a generic one. Projected incomes for new dentists and veterinarians vary widely between lenders. We confirm the current amount with each lender for your profession and timing.

For veterinarians

New vets usually carry significant student debt and start on modest salaries. A program that recognizes your profession can make the difference between buying now and waiting several years.

For dentists

Associates, new owners and dentists buying into a practice each need a different approach. Buying a practice and a home in the same year needs careful planning.

Banks run their own healthcare programs, such as Scotiabank's and RBC's. We compare them with lenders that only work through brokers. See the full lender comparison.

Questions dentists and vets ask

Can a final-year dental or veterinary student qualify?

With some lenders, yes. Programs such as RFA's include dentists and veterinarians in their last year or recently completed. Others want you working first, so your graduation and start dates decide which lenders are open to you.

I am a dental associate paid a percentage of billings. How do lenders see my income?

Associates are often paid as independent contractors, which most lenders treat like self-employment. Newer associates may still fit a medical professional program; established associates are usually assessed on their tax returns.

Can I buy a practice and a home in the same year?

Yes, but order matters. A practice loan adds to your debt, and some lenders count it heavily against a home mortgage. Planning both purchases together lets us line up lenders that understand practice financing.

Do I need mortgage insurance with less than 20% down?

Yes. Every Canadian mortgage under 20% down is insured. The premium depends on your down payment; at 5% down, Canada Guaranty's medical program charges 4.00% of the loan when the down payment is your own money or a gift. The premium is usually added to the mortgage.

What projected income do lenders use for dentists and vets?

It varies widely between lenders, and published figures disagree. Rather than quote one number that may not apply to you, we confirm the current amount with each lender for your profession and timing.
