How this physician affordability calculator works

  • Income: the projected income a lender may use. The presets are Scotiabank's published samples: $185,000 for residents in years 1 and 2, and $225,000 from year 3 or as a new family physician.
  • Stress test: payments are tested at the higher of your rate plus 2% or 5.25%.
  • Debt limits: housing costs up to 39% of income and total debts up to 44%. Housing costs include the mortgage, property tax, heating and half of strata fees.
  • Down payment and insurance: at least 5% of the first $500,000 and 10% above that. Under 20% down, the premium is added to the mortgage, using Canada Guaranty's medical program rates.
  • Line of credit: pick how the lender counts it. We know which lenders use which method and match you accordingly.

Payments assume a fixed rate compounded semi-annually, as Canadian fixed mortgages are. The maximum price is rounded to the nearest $1,000.

Common questions

How much house can a medical resident afford?

It depends mostly on the income your lender uses and your line of credit. With Scotiabank's sample projected income of $185,000, $60,000 down, a 4.5% rate tested at 6.5%, a 30-year amortization and no line of credit payment, the rules allow up to $850,000, where the down payment becomes the limit. A large line of credit can cut that sharply, depending on how the lender counts it.

Why does my line of credit change the answer so much?

Lenders add a monthly payment for your line of credit to your total debt ratio. Some use 3% of the balance, some 3% of the limit, and some a lower figure for professional lines. On a $250,000 balance, 3% is $7,500 a month and 1% is $2,500, which can be the difference between approval and decline.

What rate does the calculator qualify me at?

The stress test rate: the higher of your contract rate plus 2% or 5.25%. The payment shown in the results uses the rate you enter, but the maximum price is based on the stress test rate.
