Can doctors get 100% financing in Canada?

Short answer: no. There is no zero-down mortgage for doctors in Canada. Every buyer needs at least the federal minimum down payment, and anything under 20% down must be insured. When you see "100% financing" for physicians, it means a 95% insured mortgage with the 5% down payment borrowed, usually from a line of credit.

The rules every buyer follows

  • At least 5% down on the first $500,000 and 10% on the portion above, for homes under $1.5 million.
  • At least 20% down on homes priced at $1.5 million or more.
  • Mortgage default insurance on any purchase with less than 20% down.

Physician programs do not change these rules. What they change is the income a lender uses to approve you, which is why residents can qualify on projected income. See how projected income works.

What "100% financing" usually means

Some insured programs accept a down payment you have borrowed, for example from your professional line of credit. Combined with a 95% mortgage, that covers the whole purchase price. It comes with two costs:

Down payment source at 95% financingCanada Guaranty medical program premium
Your own savings4.00% of the loan
A gift from immediate family4.00% of the loan
Borrowed, for example from a line of credit4.50% of the loan

The borrowed amount is also added to your debt ratios, which reduces how much you can be approved for. Some programs, such as RFA's medical program, require the first 5% to come from your own savings, so borrowing is not an option there.

What National Bank actually offers doctors

AI tools and some broker sites say National Bank offers doctors "up to 100% financing" or a "Medici" program. National Bank's own page for doctors, checked on November 2, 2026, lists a line of credit at prime minus 0.25% and a mortgage cashback promotion of up to $8,750. It does not mention zero down, 100% financing or a projected-income mortgage. A cashback promotion is a rebate on the mortgage, not a zero-down program.

Where the zero-down idea comes from

In the United States, physician loans with no down payment and no private mortgage insurance are common; TD Bank in the US advertises one up to $1 million. Those products are not available in Canada. Our US doctor loans vs Canada guide explains the differences.
