How BC property transfer tax is calculated

Portion of the priceTax rate
First $200,0001%
$200,000 to $2,000,0002%
Above $2,000,0003%
Residential value above $3,000,000A further 2%
  • First-time buyers: no tax on the first $500,000 for homes up to $835,000. The exemption phases out to zero at $860,000.
  • Newly built homes: full exemption up to $1,100,000, phasing out to zero at $1,150,000.
  • Foreign buyers: an additional 20% tax applies in Metro Vancouver, the Fraser Valley, the Capital Regional District, Central Okanagan and Nanaimo. BC Provincial Nominees are exempt.

The calculator applies the larger of the two exemptions when both could apply. Exemptions have conditions, such as citizenship or permanent residency, a year of living in BC and moving in within 92 days. Partial exemptions are estimated on a straight-line phase-out, so confirm the final figure with your lawyer or notary.

New homes also carry GST, and rebates may apply. That is not included here.

Common questions

How much is property transfer tax on a $1 million home in BC?

$18,000 before exemptions: 1% on the first $200,000 and 2% on the next $800,000. A first-time buyer gets no exemption at that price, because the first-time exemption ends at $860,000. A newly built home under $1.1 million is fully exempt if you qualify.

Is the mortgage insurance premium paid in cash on closing?

No. In BC the premium is added to your mortgage, so it does not come out of your closing cash. Some provinces charge sales tax on the premium in cash, but BC does not.

How much cash should a first-time buyer in BC have for closing costs?

Beyond the down payment, plan for legal fees, title insurance, an inspection and moving, often $2,000 to $4,000. Add property transfer tax if your price is above the first-time buyer exemption range.
